Icade Porte de Paris
The Icade group, one of France’s leading commercial property companies, planned to reduce energy consumption and improve the carbon footprint of its Parc des Portes de Paris.
Projects
Social landlord. Borehole geothermal energy. Gas boiler replacement. Energy performance contract. Heat Fund + CEE subsidies.
61 apartments
managed by Inolya in Fleury-sur-Orne
Background
Social landlord Inolya, known for its environmental innovation and social responsibility, wanted to reduce the energy consumption and CO₂ emissions of a 61-apartment residence located in Fleury-sur-Orne, on the outskirts of Caen. The Calvados-based landlord’s priority was to replace the gas boiler with a low-carbon heat production system powered by renewable energy.
Inolya opted for Eurovia’s Power Road® solution, combined with Accenta’s geothermal-based heat production technology. The principle of Power Road® is to capture solar thermal energy in the road surface and then inject it into the building’s heat production circuits.
When there is surplus heat during the summer, it is stored underground via the geothermal boreholes and then released in winter to heat the homes and clear snow from the car park.
The project involves integrating:
The Respilot software solution, which optimises boiler operation according to the building’s needs (temperature, light levels, humidity, occupancy, etc.)
Power Road® system – Source: Eurovia
The system enables Inolya to significantly reduce the residence’s energy consumption (-77%) and carbon emissions (-93%), with the resulting benefits:
The Icade group, one of France’s leading commercial property companies, planned to reduce energy consumption and improve the carbon footprint of its Parc des Portes de Paris.
163,000 m² of offices optimised simultaneously through smart control. Centralised energy reporting, compliance with the French Tertiary Decree and BACS Decree ensured without a single worksite and without disrupting operations.
Shallow borehole geothermal energy used as a natural thermal storage source for heating and domestic hot water. Financed through an energy performance contract, energy savings certificates (CEE) and the Heat Fund, with no upfront cash outlay for the co-ownership.
