Icade’s Parc des Portes de Paris in Aubervilliers

Background

The Icade group, one of France’s leading commercial property companies, planned to reduce energy consumption and improve the carbon footprint of its Parc des Portes de Paris.

To decarbonise this vast campus, the property company wanted to install thermal and electrical smart grids. The feasibility study was entrusted to Efficacity and the technical design to Accenta.

Accenta’s tailored solutions

Following the technical and economic assessment of Icade’s infrastructure, the solution chosen was Accenta’s heating and cooling production, comprising:

  •  A geothermal ambient temperature water loop (BETEG)
  •  42 boreholes 120 m deep
  •  2 heat pumps, 1 geothermal and 1 air-source (heating and cooling production substations)
  •  Shared geothermal storage between several buildings, usable during demand peaks
  •  Demand management optimisation systems on the loop

Benefits for the client

The impact of the smart grids exceeded the client’s expectations:

  •  Energy bills are reduced by 71% and carbon emissions by 91% compared with a standard gas solution
  •  The equipped buildings now comply with the BACS Decree and the consumption targets of the Tertiary Decree (-40% by 2030, -50% by 2040 and -60% by 2050)
  •  The 8,000 occupants of the Parc des Portes de Paris enjoy better thermal comfort thanks to real-time regulation of heating and air conditioning, based on the building’s needs
  •  The labels obtained (ISO 14001, EcoJardin, Parc d’Excellence) enhance the value of the whole site as well as Icade’s image
